Hello, I'm Velda with McIlvaine Realtors. With more than 30 years of real estate investing and property experience, I bring practical knowledge and strategic insight to every transaction. I began as an investor in 1992, gaining firsthand experience buying, managing, improving, and renovating homes. Through Velda and Julius Associates, LLC, I own three rental properties, and through MWB Real Estate, I've successfully renovated and sold three additional properties. I manage my rental properties and handle the ongoing responsibilities of property management.
My real estate experience also includes a rental property in Xenia held within my solo 401(k) trust. I personally handle tenant placement and leasing for this property, and coordinate contractor work and account-funded expenses as part of managing it within my retirement portfolio — giving me additional insight into long-term rental ownership and retirement-focused real estate investing.
I hold a master's degree in Information Systems from Strayer University, a master's degree in Management from Antioch University Midwest, and a bachelor's degree in Information Technology from Wilberforce University. My corporate background in leadership and software development, combined with my real estate LLCs focused on property investment and quality housing, gave me hands-on experience evaluating property condition, estimating improvement needs, managing renovations, preparing homes for sale, and understanding what matters most to buyers.
Since retiring from corporate work in 2018, I've focused full-time on real estate. This year marks five years as a licensed Realtor, and I've helped clients close more than $1.3 million in home sales. I am continuing my professional development with the goal of earning my Ohio real estate broker's license.
